Building & Commercial Metering

Commercial buildings are metered at two levels: the landlord meter at the inlet and the tenant meters inside. The gap between the two is what property managers have to explain every month. Chenshuo supplies DN15-DN40 ultrasonic meters for tenant positions and DN50-DN200 dual-channel ultrasonic bulk meters for building inlets and large complexes.

Typical sizes: DN40-DN200

Who buys this, and what they care about

The same meter is bought for different reasons depending on who is signing. These are the four roles that come up most often on this type of project.

Property management companies

Tenant billing that tenants will accept, and an explanation for the gap between the inlet meter and the sum of the tenant meters.

Commercial developers and mall operators

Fitting out tenant units before handover, with one meter spec across the whole fit-out.

Hotel and hospital engineering teams

Zone-level consumption control, so a rising bill can be traced to a floor or a wing rather than argued about.

MEP contractors

A meter that drops into the building services package with the right output for the billing or BMS system.

What decides the order

Four things that most often settle whether a project goes ahead with us.

Tenant-level billing that holds up

A meter per tenant unit, with serial numbers mapped to units, is what turns a divided bulk bill into something a tenant will pay without a dispute.

Remote reading instead of walking the riser

Communication options are confirmed per model. Tell us what the billing or BMS system expects and we will confirm the output before you order.

Inlet sizes up to DN200

The dual-channel ultrasonic bulk meter covers DN50-DN200, which is the range most building inlets and large complexes fall into.

Documentation for handover

Certificate and test document copies are provided with the quotation, which is what the handover pack usually asks for.

Commercial complex and mall sub-metering

A complex is billed once at the inlet and recovers the cost from its tenants. That only works if each tenant unit has its own meter, and if the meters were planned into the fit-out rather than added afterwards. Large complexes add a third level: zone meters by wing or by floor, so a leak or a rising bill can be located without reading every unit.

  • Tenant positions: DN15-DN40 ultrasonic, no moving parts and a low starting flow.
  • Zone and inlet positions: DN50-DN200 dual-channel ultrasonic bulk meter.
  • Unit-to-serial mapping supplied with the order.

Property-managed tenant billing

Where a management company buys water in bulk and resells it, the meter set is the billing system. The two things that matter are that each unit can see its own consumption, and that the meters keep reading consistently year after year so the bills are not challenged.

  • One meter per unit, prepaid where arrears are the problem.
  • Ultrasonic bodies where the operator wants no mechanical wear in the reading element.
  • Communication output confirmed against your billing system before ordering.

Choosing the inlet meter size

The inlet meter is sized on the pipe and the expected flow range, not on the building area. Undersizing gives you a meter that runs at the top of its range and wears; oversizing means low night flows fall below the starting flow and go unmeasured. Send us the pipe size and the expected minimum and maximum flow and we will confirm the size.

  • DN50-DN200 is covered by the dual-channel ultrasonic bulk meter.
  • Wide range ratio matters more than peak flow, because night flow is where revenue is lost.
  • Confirm the size before ordering, not after the pipe is fitted.

Questions we get on this group

Why does the inlet meter read higher than the sum of the tenant meters?

Common supply, leakage, and the fact that the meters are not read on the same date. A zone meter layer is usually what makes the difference explainable.

Which meter goes at the building inlet?

DN50-DN200 dual-channel ultrasonic bulk meter for most commercial inlets. Confirm against pipe size and expected flow range.

Can the meters talk to our billing system?

Communication options are model-specific. Send us the output your system expects and we will confirm what fits before you order.
